Our regular site inspections of the property and/or estate keep on top of any repairs needed, and ensure any previous works that have been carried out meet our high standards.
During these visits we also meet with residents to discuss any concerns, helping them to feel that their home is being well looked after.
We’d like to think we’re at the forefront of technology — we have the latest web based accounting systems database, which allows us to provide you with a speedy and reliable service.
Monies are then retained in a Barclays trustee account, where the monies are ring fenced, reconciled and protected.
We continually monitor the service charge spend, and negotiate contracts to suit the financial needs of your property. We’ll draft the service charge budget for your approval before issuing any formal demands.
If required, as an additional service we can ensure your company is running correctly and in keeping with current company law. This includes taking care of the annual filing, residents membership, and arranging meetings.
For those that fall behind with payments to the service charge or reserve funds, reminders may need issuing at times. Our process enables us to quickly and efficiently recover any arrears and costs from the debtor.
Communication is important to us, and we understand the need for a strong connection with our clients. We’ll attend directors meetings, and an annual general meeting, to keep up to date on the property’s needs.
This is generally the gardening or cleaning of your property. Prior to any work starting, we’ll agree a specification with you detailing any recurring maintenance and contracts required.
Work will then be carried out accordingly.
Should anything go wrong with your property, our additional 24 hour call-out service would give you a dedicated phone number to ring outside of office hours.
This gives you peace of mind that you’ll be able to reach someone when our offices are closed.
If your lease allows for the collection of sinking/reserve funds, we can work out a strategic long term maintenance plan to assist with major further and planned works.
This enables us to collect the right amount of money in advance, avoiding the need for residents to pay out large sums of money in one go.
